Our Strategy for Marketing Your Home

As a full-service agent with Coldwell Banker, I will handle the complexities of your transaction so you have peace of mind throughout the process. Here is a look at some of the duties I perform on your behalf:

PRE-SALE ACTIVITIES

  • Research and determine the approximate market value of your home based on recent sales of homes with similar characteristics.

  • Prepare all documentation and disclosures to make sure you are protected from liability to the maximum extent.

  • Home preparation and staging consultation including list of trade professionals who can help prepare your home for sale.

  • Provide a pre-sale pest inspection at no cost to you. This will minimize surprise findings that might otherwise occur after you have accepted a buyer’s offer.

MAXIMUM EXPOSURE MARKETING

  • Order a real estate sign (“Coming Soon” rider optional).

  • Order comprehensive Listing Concierge package which includes among other things:

    • Professional photography and a professionally printed brochure highlighting the features of the home

    • Just Listed postcard

    • Mobile rider to capture buyer info when at the property

    • A TV spot in our exclusive show At Home in Northern California.

  • Put a secure lock box on your home, when appropriate.

  • Enter property listing on Bay Area Real Estate Information Service (MLS), with professional description. Your home will also have it’s own individual website that buyers can access from a QR code on the real estate sign.

  • Promote to local agent network; announce at office and regional meetings.

  • Canvass the neighborhood to invite people to the open house and alert buyers

  • Host Broker’s open house for agents with potential buyers for your home.

  • Host public open house(s).

  • Schedule showings and show property to qualified potential buyers.

COMMUNICATION

  • Provide feedback from agents and their clients after showings.

  • Continuous monitoring of market conditions and competition.

  • Respond quickly to all buyer inquiries.

  • Facilitate the flow of information between buyers and sellers, at all times using the risk management skills I’ve learned over two decades to protect your interests and legal exposure.

  • Arrange showings personally when contacted by unrepresented buyers.

NEGOTIATE OFFERS/ACCEPTANCE

  • Meet with you when an offer is received to discuss not only the main terms of the offer, but the possible ramifications of the “small print”.

  • Negotiate terms on your behalf.

  • Complete necessary paperwork.

  • Organize and tender copies of offer, counter offer, and addendums to appropriate parties for ratification.

NEGOTIATE ESCROW

  • Deliver completed contract to both parties involved in the contract.

  • Deliver contracts to the escrow/title company.

  • Resolve problems and challenges relating to property condition.

  • Coordinate appraisal appointment.

  • Negotiate any negative impact relating to appraisal.

  • Coordinate actual close date

  • Coordinate and attend the closing

  • Work with seller on organizing utility shut-off

  • Work with seller on organizing moving and storage

  • Resolve any problems or challenges

  • Deliver keys to new owners

AFTER ESCROW FOLLOW-UP

  • Work with seller to ensure the transition to new residence is smooth.

  • Provide a list of trade professionals who can help with repairs or upgrades to your new home.

  • Provide tax documents in the new year after your sale.

  • Serve as a resource to your friends and family!
